Longmont Celebrates Village on Main Grand Reopening on December 3, 2024
The Longmont Housing Authority will celebrate the completion of the renovation of Village on Main Apartments (600 Coffman St.) on Tuesday, December 3, 2024, beginning at 2:30 pm.
Mayor Joan Peck will host a ribbon-cutting event to celebrate the preservation and rehabilitation of this important Longmont affordable property. Additional speakers include representatives from the Colorado Housing Finance Authority, RBC Capital Markets, ANB Bank, the Colorado Division of Housing, the general contractor Pinkard Construction, and the Architectural firm Rosemann and Associates.
Village on Main (formerly Village Place) is a Low-Income Housing Tax Credit Property, owned and managed by the Longmont Housing Authority since 2005. Located at 600 Coffman Street, it provides 72 apartments for seniors 62 years of age and older. Since January the property has undergone significant renovations, at an expense of more than 8.5 million dollars.
Interior and exterior upgrades include new windows, mechanical systems, ADA modifications, landscaping, roofing and a new 162 KW solar system. Unit and common area upgrades include flooring, countertops, cabinets, fixtures and appliances. The building was an occupied renovation, no residents were permanently displaced and all residents were temporarily relocated to offsite accommodations in staggered six-week shifts. The property is currently accepting applications for new residents.
The rehabilitation was financed through the following partners and programs:
- 4% Low Income Housing Tax Credits from the Colorado Housing Finance Authority (CHFA)
- Equity provided by RBC
- ANB Bank for both construction and permanent financing
- Solar Tax Credits
- The City of Longmont
- Colorado Division of Housing
- Renewable Power Purchase Program (RPPP) funds from Longmont Power and Communications
