COVID-19 And Residential Rentals

Housing Help Line

If you have lost income and are concerned about making rent payments, call the Boulder County Housing Help Line at 303-441-1206 and leave a detailed message. A Housing Specialist will then return your call as soon as possible (delays may occur due to high call volume). For more information about the Housing Help Line and assistance through Boulder County, visit their COVID-19 resources webpage. We encourage all residents who need assistance to take action and utilize these resources as soon as possible.

The U.S. Treasury Rental Assistance (USTRA) Program

The U.S. Treasury's Emergency Rental Assistance Program makes funding available to assist households that are unable to pay rent or utilities.

What happens if a tenant is unable to pay rent due to an impact of the COVID-19 pandemic?

These unique circumstances require flexibility, compromise and communication on all sides. It is in everyone’s best interest to negotiate an agreement, taking into account the financial realities and capacity of the housing provider and the tenant.

Communicate early and often to discuss an arrangement that would be workable to everyone. Some options may include a payment plan, temporary rent reduction (if possible), early termination of the lease, substitute services for rent, or other solutions. Document any agreement in writing and ensure all parties sign (electronic signature acceptable). And don't forget to always include a contingency plan should things not work out.

What if I need legal help?

Attorney guidance for low-income Boulder County residents may be available through Boulder County Legal Services, 303-449-7575. Appointments are by phone only at this time. A list of private attorneys is available on the Boulder County Bar Association website.

Landlord - Tenant Matters

The office of Community and Neighborhood Resources (CNR) offers help answering questions regarding:

  • Lease termination
  • Security deposits
  • Evictions
  • Repairs
  • Housing discrimination
  • Disputes, differences or conflicts with neighbors, tenants, landlords or property management

Both housing providers and tenants have legal rights and obligations. Many landlord/tenant problems, however, can be solved by communicating between the landlord and tenant. When a solution cannot be worked out, our office offers mediation services to residents of Longmont and eastern Boulder County (Lafayette, Erie, Niwot, Hygiene, Lyons and Allenspark). You may also wish to consult an attorney for legal advice or counsel.

For more information about our services, please email Mediation Services.
